Cleaning and gardening
A clean and well-maintained block of apartments will continue to attract new tenants. We will hire a professional cleaning company to ensure that all of your development’s communal areas are kept clean and tidy.
We will also make it our mission to ensure that the grounds surrounding your apartments are kept in tiptop condition. Whether it’s a small private courtyard or large communal garden, we will ensure that the grass is cut, the weeds are plucked and that the hedges are pruned, to create a pleasant environment for your tenants.
Altwood Properties carries out regular property inspections for all landlords. Depending on the size of your property, these will either take place on a fortnightly, monthly or quarterly basis. As well as inspecting the general condition of communal areas and reporting potential maintenance issues, we will also inspect each individual flat or apartment to ensure your tenants are complying with the tenancy agreement. Our pro-active approach will ensure that if there are any problems with your development, they can be fixed at the earliest stage, preventing further damage.behalf.
Altwood Properties will ensure that you are complying with all relevant legislation regarding residential developments by carrying our regular risk assessments and maintaining your risk register. We will also obtain special risk assessments for fire, asbestos and legionella management (if required) and arrange for them to be carried out on your behalf.
We make the security of your flats and apartments our top priority. With your permission, we will also be happy to carry out an inspection on your development to evaluate its security and identify any improvements could be made e.g. installing additional lighting, replacing communal locks.
As your property manager, we will make it our duty to carry out general maintenance on your development, ensuring it remains in the best possible condition. We will take care of all maintenance work on your behalf, from small jobs like changing the light bulbs in the entrance way and corridors to more complex jobs like fixing blocked drains. Whatever the problem is, we will ensure it is fixed in good time!
Parking and security gates
Our years of experience in London block management has taught us that residents often have issues with parking for example, other tenants taking their space or non-residents parking in the car park. Rather than you have to deal with these daily issues, we will handle them on your behalf. If your development has a security gate or bollards, we will also ensure these systems are maintained and can deal with any other issues your tenants may experience.
Maintaining safety equipment
As your block manager, we will be responsible for maintaining all safety equipment in your flats, apartments and communal areas such as smoke detectors, fire alarms, sprinklers and emergency lighting. Our maintenance plans involve regular servicing and testing to ensure the equipment remains in a good working condition
